maintenance

The default rule under the law is that the owner is responsible for maintenance, repair and replacement of that owner's property.  The association maintains the common area, including the limited common area, and the individual owner maintains the unit or lot, unless the CC&Rs state something different.  See Utah Code §§ 57-8-7(7), and 57-8a-224(2).  It is not uncommon for CC&Rs to require
